What is a Home Inspection?
A home inspection is a non-invasive, visual examination of a residential dwelling, performed for a fee, designed to identify observed material defects within components of said dwelling. Components may include any combination of mechanical, structural, electrical, plumbing, or other essential systems or portions of the home, as identified and agreed to by the client and inspector prior to the inspection process.
Home Inspections are not Warranties. A warranty is a policy sold to the buyer that warrants that specific items are in sound condition and will remain in sound condition for a specific period of time.
Areas checked during the inspection:
Roof & Ventilation, Chimney, Exterior Walls, Exterior Grounds, Garage, Attic, Kitchen, Bathrooms, Laundry, Fireplaces, Heating Systems, Air Conditioning, Domestic Hot Water Systems, Electrical Systems, Plumbing, Foundations
Available Inspection Tests
-
Radon Testing
Radon is a colorless and odorless gas that is a known carcinogen. The gas moves up through the ground to the air above and into your home through cracks and other holes in the foundation.
-
Well Flow Test
A well flow test determines if there is enough water to supply a family of 4 living in a residence, or if there is a problem with the well or its associated equipment such as the pump and storage tank.
-
Water Purity Test
Typically when there is a well supplying the drinking water in the house, the bank will require a water quality test. John will act as an agent for the laboratory by collecting the water sample for them.
Additional Services
Along with the primary tests above, John can also provide the following home inspection tests and checks
Termite & Wood Destroying Insects, Dye Test, Ecoli, FHA, and VA
